Renovation of historic high-rise into retail, office, residential, and boutique hotel in downtown Columbus.

Overview

Once the fifth tallest building in the world, The 47-story LeVeque Tower stands as one of the most recognizable, iconic buildings in Columbus. The building served as an aerial lighthouse for pilots, as an annex for the biggest hotel in America, and as an observation tower and corporate headquarters of the American Insurance Union, which commissioned its construction. The tower opened in 1927 and is listed on the National Register of Historic Places.

However, by 2011 when it was purchased by an investment group, LeVeque was experiencing the effects of time, deferred maintenance, and economic difficulty, to name a few. The building was almost half vacant and had trouble attracting tenants, and was in serious need of repair and revitalization to restore it to its former grandeur.

Schooley Caldwell designed the renewal of this iconic building and enhanced its curb appeal in order to reposition this landmark structure in today’s marketplace.  We first developed a master plan for the project, and subsequently designed the interior and exterior renovation, which involved a wholesale revitalization of the 425,000 SF building and streetscape.

Six years later, the LeVeque Tower is now a home for many, a welcoming spot for visitors, and an inspiring, active workplace. The building is well-positioned to remain competitive in a growing marketplace. Perhaps most importantly, it’s a place that once again evokes excitement and pride, and it will remain an iconic piece of the skyline.

The building's exterior has been faithfully restored.

On the exterior of the building, work included repairing and restoring the terra-cotta façade, upgrading the building entrances, installing new windows and storefronts, removal of old canopies, and new, period-appropriate lighting, all to replace non-historic additions made in recent years.

The tired, outdated lobby got a facelift.

The LeVeque now features a much more welcoming, vibrant, and historically-appropriate ground level and entrances. We designed a soaring lobby for the new Hotel LeVeque, part of Marriott’s Autograph boutique collection. We also restored the entrance that serves the LeVeque tenants, bringing its historic features back to life.

19 floors are now luxury apartments and condominiums. 

Occupying the upper floors, residents of the LeVeque Tower are privy to some of the most spectacular views in downtown Columbus. These market-rate units feature spacious, open floor plans, high-end finishes throughout, and top-notch amenities. 

The LeVeque Hotel, part of Marriot's boutique collection, occupies 6 floors.
